The financial industry is going through considerable upheaval. Not only are many traditional lenders closing their doors or holding off on new loan commitments, lender personnel are playing musical chairs, hoping they can find a seat when the music stops.  However, be assured that there are still significant opportunities for qualified borrowers and their projects.

What do the current economic changes mean? Whether it’s a construction loan or an income-producing purchase or refinance, each project must have all of the “t’s crossed and i’s dotted.” The borrowers must be experienced, initially funded with their equity, have excellent credit and the project must have an sound method of servicing the debt, because the remaining lenders/investors are now much more selective in what they invest in.

Whether it’s a $1 million or a $300 million dollar project, we first do a careful evaluation of its financial aspects. Once it passes muster as a viable commercial investment, the next important step is assuring that your company and your project are accurately packaged in an attractive, saleable, comprehensive presentation and user-friendly presentation for prospective lenders.

When we work on a project, in today's competitive market, each project must be “sold” to the prospective lender -- not just presented. We work closely with you, the borrower, to assure that our unique presentation to lenders accurately reflects your financial needs and clearly communicates the key elements of the project.

What makes our presentations stand out above the rest? Most other mortgage brokerages assemble your information and transmit it to lenders / investors in pieces, via unwieldy email attachments. This method often requires 10 or more separate email transmissions with attachments that may or may not download correctly.

We create an ultra-secure, password-protected private website that presents all aspects of your project to lender in an easy-to-navigate, easy-to-comprehend format. It's both a comprehensive presentation of your project's facts and figures, and a marketing tool that showcases that project to its best advantage to prospective lenders.

Our unique presentation of your project can contain more than 200 megabytes of information -- including all forms of written and numerical data, still photos and video -- within the body of one carefully designed secure website.

In addition, we monitor the site and update it as your project requires -- a tremendous advantage for you and for the prospective lender. Unlike other presentations, the site grows and changes as your project develops and new information becomes available, providing an up-to-the-minute package for lenders.

 

Financing up to 100% really does exist for special projects, and credit rated clients and tenants. We discuss that lending program in detail within the UBG Capital Partners Inc. section of our website.

Some of the property types we prefer:

  • Condominium and residential construction in certain areas of the country when the developer has sufficient equity and hard contract pre-sales to cover the costs of construction.
      

  • Shopping centers, purchase money or refinancing, and construction funding when adequate pre-leasing has been achieved.
      

  • Multi-Family, purchase money or refinancing, and conventional or FHA HUD construction funding which can be provided for a full range of product types from market rate, to subsidized, including senior housing and assisted living. Some programs will allow for 90% LTV with a 40 year amortization and often the lowest fixed interest rates.
     

  • High rise and low rise office buildings, purchase money or refinancing and conventional construction funding.
     

  • Hotels and Motels, Large and small, purchase money or refinancing and construction funding.
     

  • International Real Estate Financing for projects over $30MM, Caribbean, South and Central America, Europe, Asia, and the Middle East.

In the rapid-paced world of commercial mortgages, high loan-to-value loans from traditional lenders are harder to obtain. To bridge a GAP between traditional loans (senior debt) with low advance rates, the increasing answer may be mezzanine financing.

A hybrid form of capital, commercial mezzanine financing is sandwiched between senior debt and equity in order to finance a real estate transaction. Structurally, it is subordinated or "junior" in priority of payment to senior debt, but senior to common stock or equity. Mezzanine capital is typically used to fund a shortfall in equity or just to further leverage to a transaction making the overall project more profitable. A mezzanine loan in most cases is cheaper than bringing in partners.

Our goal is to always provide each client with the ideal mortgage package.

Once we are comfortable with your project we develop a Consulting Agreement with you and have you sign it before we go to work. 

DO NOT SEND ANY MONEY, WE NEVER CHARGE UP-FRONT FEES. WE ARE PAID OUR BROKERAGE FEES AT CLOSING.

Our brokerage fees range from one half point to four points depending on the complexity and size of each loan. For structured financing, our brokerage fees are normally one point for senior debt, and three points for equity or mezzanine loans.

Be assured that no one brokerage firm knows every lender. So If the project makes financial sense the financial industry generally takes the position that “there’s a lender for every loan”. thus if we really like a difficult project we may ask other broker/s to assist us in our search for the lender. If we do that we take the position of bringing on a “co-broker” and we will divide the brokerage or consultant fee that we have contracted for with you as the client.

A joke

The Old Dog
A wealthy old lady decides to go on a photo safari in Africa, taking her faithful, elderly poodle named Cuddles, along for the company.
One day the old poodle starts chasing butterflies and before long, Cuddles discovers that he's lost. Wandering about, he notices a leopard heading rapidly in his direction with the intention of having lunch.
The old poodle thinks, "Oh, oh! I'm in deep doo-doo now!" Noticing some bones on the ground close by, he immediately settles down to chew on the bones with his back to the approaching cat. Just as the leopard is about to leap the old poodle exclaims loudly, "Boy, that was one delicious leopard! I wonder if there are any more around here?"
Hearing this, the young leopard halts his attack in mid-strike, a look of terror comes over him and he slinks away into the trees. "Whew!" says the leopard, "That was close! That old poodle nearly had me!"
Meanwhile, a monkey who had been watching the whole scene from a nearby tree, figures he can put this knowledge to good use and trade it for protection from the leopard. So off he goes, but the old poodle sees him heading after the leopard with great speed, and figures that something must be up.
The monkey soon catches up with the leopard, spills the beans and strikes a deal for himself with the leopard.
The young leopard is furious at being made a fool of and says, "Here, monkey, hop on my back and see what's going to happen to that conniving canine!
Now, the old poodle sees the leopard coming with the monkey on his back and thinks, "What am I going to do now?", but instead of running, the dog sits down with his back to his attackers, pretending he hasn't seen them yet, and just when they get close enough to hear, the old poodle says ... "Where's that damn monkey? I sent him off an hour ago to bring me another leopard!
Moral of this story .. Don't mess with the old dogs ... age and skill will always overcome youth and treachery! B.S. and brilliance only come with age and experience.
